Anda membeli sebuah rumah berharga RM150,000.00, dengan tempoh pinjaman Loan Bank 360 bulan (30 tahun) , dan katakan interest rate 6%.
• Principal bulanan dan bayaran interest = RM 899.33

Ini adalah salah satu cara bagi mengurangkan tempoh loan rumah anda dan total interest yang dibayar:-</p>
<p><strong>Contoh Loan Rumah</strong><br />
Anda membeli sebuah rumah berharga RM150,000.00, dengan tempoh pinjaman Loan Bank 360 bulan (30 tahun) , dan katakan interest rate 6%.<br />
• Principal bulanan dan bayaran interest = RM 899.33<br />
• Total Interest sepanjang tempoh Loan = RM 173,757.00</p>
<p><strong>Menggunakan Bi-Weekly Option (Bayar 2 minggu sekali / 2 kali sebulan)<br />
</strong>Iaitu, dengan membahagi-duakan bayaran loan bulanan RM899.33 / 2 = RM449.67.<br />
Awal bulan bayar RM449.67 (sebelum 15hb),<br />
kemudian baki RM449.67 dibayar pada hujung bulan.<br />
• Bayaran Bi-Weekly = RM449.67<br />
• Total Interest sepanjang tempoh Loan = $135,294<br />
<strong>• Tempoh loan dikurangkan kepada 24 tahun, instead of 30 tahun.<br />
</strong>Jumlah pertama dibawah menunjukkan baki loan dihujung tahun selepas membuat bayaran loan mengikut bulanan (bayar macam biasa, bayar loan hanya pada hujung bulan).<br />
Jumlah kedua menunjukkan baki loan dihujung tahun selepas membuat bayaran loan mengikut bayaran bi-weekly (2 kali sebulan).</p>

Penjimatan berlaku setiap tahun kerana anda telah membayar lebih (13th month) dengan kaedah ini.<br />
Maka bila perkiraan interest dilakukan oleh bank, interest akan berkurangan kerana anda dah bayar lebih.</p>
<p>ATAU</p>
<p><strong>Cara Lain Untuk Kurangkan Loan Rumah Anda &#8211; Bayar lebih sedikit jumlah ansuran bulanan</strong><br />
Jika:<br />
a.) Anda tak larat ke bank 2 kali sebulan, dan tak cukup masa&#8230;<br />
b.) Direct-debit bank anda tak benarkan bayaran dibahagi 2 macam tu&#8230;<br />
c.) Bank anda tak benarkan bayaran beransuran macam tu.<br />
MAKA anda boleh:<br />
Dengan menggunakan contoh yang sama (interest 6%, loan RM150,000):<br />
CONTOH:<br />
Bayaran ansuran bulanan loan rumah anda = RM899.33</p>
<p>Bahagikan nilai tersebut dengan 12 = RM899.33 / 12 = RM75</p>
<p>MAKA, setiap bulan anda bayar RM899.33 + RM75 = RM974.33 atau RM975.</p>
<p>Dan tempoh loan 30 tahun akan berkurang kepada 24 tahun.<br />
Bila anda berbuat sedemikian, tempoh loan dan interest anda akan berkurangan dengan tersendiri. Ini kerana anda dah bayar loan lebih sebulan (13th month) setiap tahun.<br />

Mengikut contoh diatas, kalau ada wang lebih, setiap bulan bayar terus RM1000, dan anda akan jimat lagi banyak, dan tempoh loan dapat dikurangkan lagi.</p>
